San Jose Manufactured Housing Community Trades for $39M

In a record-breaking deal that closed on Sept. 22, an Arizona RV resort in Apache Junction with 1,119 spaces sold for $88 million. "The buyer is a market leader in RV Resort Communities," said Derek Harris, founder and principal of HARRI5.

Derek Harris just closed a $15 million sale of the 300-space Quail Run RV Resort, a 55+ community in Arizona City. The founder and principal of HARRI5 Manufactured Housing and Commercial Brokerage has closed or has in escrow $200 million of these communities so far this year in Arizona.
Derek Harris has negotiated the sale of three manufactured housing communities in Arizona totaling $27 million.These deals come on the heels of $530 million in sales in 2020 totaling 23 communities with 6,100 sites in metro Phoenix. Since 2020, Harri5 has closed and has in escrow $705 million in deals for 34 communities totaling 8,300 sites nationwide.
The Washington, D.C.-based private equity giant paid $7.75 million for the 178-site Mesa Sunset RV Resort Derek Harris, founder and principal of Harri5, represented the buyer. "In 2021, the focus of the institutional investors to acquire RV resorts across Harri5 Manufactured Housing & Commercial Brokerage national platform is moving at an accelerated pace compared to 2020," Harris said.
In September, private equity giant The Carlyle Group Inc. (Nasdaq: CG) paid a record-breaking $88 million for an RV resort in Apache Junction, brokered by Derek Harris, founder and principal of HARRI5. Then in October, Harris brokered another deal, where The Carlyle Group paid $32 million for Peoria Mobile Estates in Peoria and Imperial Broadmoor in Mesa.

On the heels of an $88 million record-breaking deal, a publicly traded private equity giant is gobbling up more mobile and manufactured home properties in the Valley. Derek Harris, founder and principal of HARRI5, represented the buyer in both deals.

The deal, brokered by Derek Harris, comes as sales of mobile home parks reached a record high last year at almost $3.2 billion, according to CoStar Analytics.

Blackstone Real Estate Advisors L.P. and Treehouse Communities, LLC pays $74.387 million to buy the Eight Property Manufactured Housing Portfolio brokered by Derek Harris.
